Leased out flats cause difficulty in giving assessment discount

WE REFER to the report "Yap wants state government to remove conditions for assessment discount".

According to the Selangor government circular, discounts on assessment will only be given if the unit is occupied by the buyer and not rented out.

But what is happening is that most low-cost flats in Serdang have been leased out and it is difficult for the council to get the cooperation of the owners to form the Joint Management Body (JMB).

There have also been cases where the JMB meetings held by the developer failed to receive positive feedback from residents and owners were also not present at the meetings.

As for the strata titles, this is the responsibility of the developer. The appointment of agents is one way to solve problems involving flats.

Frustrated by frequent water supply disruption

ON BEHALF of the residents of Taman Maluri, Cheras, and adjoining areas, I want to express our disappointment and frustration over the frequent water supply disruption in our housing estates.

Since January and until Chinese New Year, there were frequent water disruptions. In fact, during the Chinese New Year period alone, water supply was disrupted at least three times.

In almost all cases, the disruption was said to have been caused by burst pipes underground.

Very often, the burst pipes are due to roadworks carried out by contractors. These contractors are either involved in the MRT construction work near Taman Maluri or carrying out work related to public utility companies.

At the rate these digging operations are going on, especially for MRT works, we may face more more burst pipes and disruptions.

I hope the Kuala Lumpur City Hall will discuss this problem with the contractors and find ways to minimise it.

I also want to praise Syabas for acting fast and repairing the burst pipes and restoring water supply.

However, the long-term solution is to resolve the root cause of the problem. In this instance, damage to pipes by contractors.

I am not saying these works should be stopped; just that more care should be taken to avoid damaging the pipes.

Another factor that I want to highlight is that these pipes are old; almost 40 years and need to be replaced.

The Government allocated a substantial sum last year to replace old pipes in Taman Maluri and work has started.

I hope it will be completed soon to avoid problems.
