Parking lots in 30-year-old apartment sold to individual

RESIDENTS of Sea Park Apartments in Petaling Jaya are currently facing a parking problem as the 183sq ft of land surrounding their building and which they use as their parking lot has been acquired by a third party.

Technically, when they step out of their units, they are considered trespassers.

There are even official notices taped to the trees in the vicinity which were issued by the law firm representing the owner who bought the land, ordering the residents to vacate the parking bays within seven days or face legal proceedings.

When the owners of the Sea Park apartment units signed their Sale and Purchase (S&P) agreement 30 years ago, the parking bays were not included in the agreement. It was understood that they could use the bays to park their cars.

Sea Park Apartment Joint Management Committee (JMC) chairman U Chin Ong said the developer had sold the four land titles, which comprise 300 parking bays, to an individual (the current owner) in May 2008.

Out of the 12 individual land titles for Sea Park apartments, six were issued for six blocks of apartments while two were for Tenaga Nasional sub-station and Indah Water Konsortium, he said.

Now, the residents of the apartments who want to park on the privately-owned lots have to rent it.

"What are the residents supposed to do now? We do not know how the sale of the land titles had taken place," said U Chin, adding that he would seek legal advice to resolve the problem.

Real estate agent Kelvin Chai, 31, who is renting a unit at the Sea Park apartments, said this was not the first time that they had received such notices from the lawyer's office.

"I have been living here for three years but my neighbours, who have been here for decades, told me to ignore the letter," he said.

Chai said as he was renting the apartment, he was not required to pay any fee for parking.

"I was told every unit is assigned one parking bay."

Meanwhile, when contacted, the Selangor Land and Mines office could not provide any comments on the status of the land titles.

U-TURN LANE CLOSURE

Besraya (M) Sdn Bhd will be closing the U-turn lane in Jalan Istana on Monday and Tuesday to facilitate road works. The closure will be from midnight to 5am. Vehicles from Jalan Istana heading to Jalan Syed Putra are advised to use the Loke Yew roundabout, while vehicles from Jalan Istana heading to the city centre and the air force base can use the Pudu roundabout and exit via Jalan Yew, Jalan Sungai Besi and Jalan Istana.

TRAFFIC DIVERSION

The traffic lights at the Persiaran Tujuan-Persiaran Kewajipan junction will be decommissioned from 10pm to 6am between Feb 19 and 22, to facilitate the launching of segmental box girders (SBG) as the Light Rail Transit (LRT) Line Extension Project progresses. ASSESSMENT PAYMENT

The Shah Alam City Council (MBSA) will be opening its assessment payment counters on weekends and public holidays to encourage property owners to make their payments.
